The Dirty Truth About NYC Apartments (And Why It Matters More Than You Think)
Green Hands Cleaning Services has cleaned apartments across Queens, Brooklyn, and Manhattan, and there is something that surprises almost every new client.
It is never the mess they can see. It is always the mess they cannot.
New York City apartments tell a story. Walls hold years of cooking grease. Grout lines hide mold that started growing before the last tenant moved in. Light switches get touched hundreds of times a day but almost never get wiped down. In a city where over 67% of residents rent their homes, which is nearly double the national average of 36%, those apartments change hands constantly.
Here is what the numbers actually show.
NYC Apartments Move Fast. Too Fast to Clean Properly.
The average New York City renter moves every three to four years. In neighborhoods like Elmhurst, Jackson Heights, and Sunnyside, turnover is even faster. Queens is home to over 2.3 million people and is widely recognized as the most ethnically diverse urban area in the world. Thousands of people move in and out of Queens apartments every single month.
That pace creates a real problem. Outgoing tenants are focused on packing. Incoming tenants are focused on setting up. Nobody is focused on the corners behind the refrigerator, the grease film on range hood vents, or the bathroom tile grout that has been quietly collecting mold since 2020.
According to U.S. Census data, New York City has approximately 3.4 million housing units. Nearly 53% of the city’s residential buildings were built before 1940. Most New Yorkers live in pre-war apartments with plaster walls, old plumbing, and layouts that make thorough cleaning genuinely difficult without the right equipment and extra time.
What Is Actually on Those Surfaces
The NSF International conducted a household germ study and found that kitchen sinks contain more bacteria per square inch than bathroom toilets. Cutting boards can harbor up to 200 times more fecal bacteria than the average toilet seat. High-touch surfaces like light switches, door handles, refrigerator handles, and cabinet pulls get cleaned far less often than most people realize.
The U.S. Environmental Protection Agency has found that indoor air can be two to five times more polluted than outdoor air. In a dense urban environment like New York City, where windows stay closed for months during winter and older HVAC systems circulate the same air over and over, that number climbs even higher.
Carpets can hold up to four times their weight in dirt and debris before showing any visible sign of buildup. Dust mites number in the millions inside a single mattress. A study published in the journal Environmental Science and Technology found that household dust in urban apartments contains detectable levels of flame retardants, phthalates, and other chemicals that accumulate over years of occupancy.
None of this is meant to scare anyone. It is meant to explain why a thorough professional cleaning, not a quick wipe-down, matters in a city with buildings this old and this dense.
Queens Has Unique Cleaning Challenges
East Elmhurst sits directly next to LaGuardia Airport. Aircraft noise is a constant there, and so is the vibration from takeoff and landing cycles throughout the day. That vibration shakes dust loose from ceiling fixtures, crown molding, and window tracks at a higher rate than in quieter neighborhoods.
The neighborhoods of Corona, Jackson Heights, and Elmhurst rank among the most densely populated ZIP codes in the entire United States. Corona’s ZIP code, 11368, regularly appears in the top ten nationally for population density. In areas that dense, shared hallways, elevator buttons, laundry room surfaces, and mailbox handles are high-traffic zones touched by hundreds of residents daily.
Cooking culture matters here too. Queens is home to residents from over 160 countries, according to the Queens Public Library. That culinary diversity is one of the great things about the borough. It also means kitchen surfaces, including stovetops, backsplashes, hood vents, and cabinet fronts, absorb cooking residue from cuisines that use heavy spices, oils, and high-heat techniques. A standard wipe-down does not cut through that kind of buildup.
The Security Deposit Reality
New York State law caps security deposits at one month’s rent. The average one-bedroom apartment in Queens rents for somewhere between $2,100 and $2,800 per month as of 2025. That is real money on the line. Landlords in New York are legally permitted to deduct cleaning costs that go beyond normal wear and tear.
What counts as normal wear and tear? Fading paint. Small scuffs on baseboards. That is roughly where it ends. Grease on the walls, mold in bathroom grout, a stove caked with food residue, and a refrigerator that smells like last year’s leftovers are cleaning issues, and they are all deductible.
A professional move-in cleaning before you unpack, or a thorough move-out clean before you hand over your keys, costs a fraction of what a security deposit deduction would take from you. It also protects your rental history, which NYC landlords increasingly review before approving new applications.
What a Professional Cleaning Actually Covers
Most people think of cleaning as surface work. Wipe the counters, sweep the floor, scrub the toilet. That takes about an hour.
A professional deep clean of a standard Queens one-bedroom apartment takes three to five hours with a trained team. It covers areas that most tenants skip entirely:
- Inside the oven, including the door glass and the drawer beneath it
- Refrigerator interior, door seals, and drip pan
- Inside kitchen cabinets and drawers
- Grout lines in bathroom and kitchen tile
- Baseboards and crown molding where dust collects invisibly
- Window tracks, which are among the most neglected surfaces in any apartment
- Behind and beneath large appliances
- Light fixtures, ceiling fans, and vents
- All high-touch surfaces treated with professional-grade disinfectants
In pre-war apartments, that also means dealing with plaster dust, residue around cast-iron radiators, and buildup in claw-foot tub grout that standard products cannot break down without extended dwell time.
When New Yorkers Actually Call
Three waves of demand hit residential cleaning companies hard each year in New York City.
The first runs from April through June. This is peak move season. NYC leases cluster around June and September end dates because of the academic calendar. Tenants moving out want deposits back. Tenants moving in want a clean start before the boxes arrive.
The second wave hits in September and October for the same reason. September 1 is one of the single busiest moving days in the city. Streets in Astoria, Forest Hills, and Woodside fill up with moving trucks and exhausted renters.
The third wave comes in December and January. Families who hosted holiday gatherings want their homes restored. The new year brings strong motivation for a seasonal reset. And anyone who traveled and came back to a dusty apartment wants it sorted before they settle back in.
The Bottom Line
New York City apartments are older than most apartments anywhere in the country. They have more tenants cycling through them. They sit in neighborhoods with more density, more cooking activity, and more environmental exposure than almost anywhere else in the United States.
A clean apartment in this city is not the default. It is something you plan for and act on. Whether you are moving in, moving out, hosting guests, or doing a seasonal reset, the gap between looking clean and being clean is wider here than most people expect.
